Perfect location. Perfect kitchen. Big yard. Double garage. Great price.

Congratulations — you’re shopping for a unicorn.

There’s nothing wrong with a wish list. The problem is when every wish becomes a must-have.

Paint can change. Flooring can change. That questionable kitchen can change.

Location, lot, layout and affordability? Much harder.

And waiting for “perfect” isn’t free either. Six or twelve months from now, prices or interest rates could be higher — and your buying power could look very different.

Could they be lower? Absolutely. Crystal balls remain disappointingly unreliable.

The goal isn’t to settle. It’s to recognize a really good home when you find one — even if it’s wearing the wrong countertops.

You bought the house. Congratulations! 🎉

But wait…Does that gorgeous dining-room chandelier come with it?

What about the TV wall mount? Garage shelving? Basement freezer? Window coverings?

Real estate has a funny way of turning “Obviously that stays” into “Wait… where did it go?”The safest rule for buyers and sellers?

👉 NEVER ASSUME.

If you’re selling and planning to take something that could reasonably be considered part of the property, address it.If you’re buying and there’s something you expect to see on possession day, ask about it.

Because nothing says “Welcome Home!” quite like walking into your new dining room and finding… a lonely wire hanging from the ceiling.

If it matters, get it in writing. It saves misunderstandings, arguments — and occasionally a really nice chandelier.

“How’s the real estate market?”
Well… which one?

September’s numbers show just how different things look depending on what you own — or what you’re interested in buying.

Detached: $739,400, down just under 1% year-over-year.
Semi-detached: $685,200, essentially unchanged.
Townhouses: $412,400, down nearly 6%.
Apartments: $291,400, down more than 8%.

And outside Calgary?
Airdrie softened, while Cochrane, Okotoks and Chestermere were much steadier.
Same month. Same region. Very different stories.

For sellers, knowing your competition matters.
For buyers, knowing where you have negotiating room matters just as much.
