Here is a clear look at where the Calgary real estate market sits right now.
Inventory levels have been higher than typical for three consecutive months, mainly driven by increased apartment and row home listings. As a result, buyers are seeing more opportunity in those segments. Detached and semi-detached homes remain generally balanced, with only a few localized exceptions.
Looking ahead, January usually brings a natural seasonal reset. Softer conditions are expected in the early months of 2026, followed by renewed demand as the spring market begins to take shape.
