Canadian Housing Affordability Remains Stable in Many Regions
We're seeing a bit of breathing room in housing affordability across Canada, as recent data from Q2 shows a slight improvement—thanks to rising incomes and steady home prices. Even in traditionally challenging markets like Vancouver and Toronto, buyers are experiencing some relief, though it's important to note that a few Prairie and Atlantic regions have felt a bit of a dip. Looking ahead, there are signs that rising interest rates could push costs higher by 2027. With over 25 years navigating the residential market, I always keep a close watch on these shifts to help my clients make well-informed decisions. My commitment is to provide maximum value and dedicated service, ensuring every real estate move is made with confidence and clarity.

Calgary Detached Sales Improve
As we moved through late Q3, Calgary’s real estate market showed some interesting shifts that highlight the nuance of our city’s changing landscape. Total sales sat at 1,650—on par with mid-Q3, and just about 4% lower than this time last year. One key point: detached homes stood out, with 896 sales, marking a more than 4% increase year-over-year and outpacing mid-Q3. An uptick in new listings offered buyers more choice and helped keep our citywide market balanced, holding inventory steady at just under four months’ supply. Most of the new inventory was in apartments and row homes, following three years of robust construction—this is now giving buyers more leverage in those segments, while detached homes continue to see balanced conditions. Pricing remained relatively stable compared to mid-Q3, but the unadjusted benchmark in Calgary settled at $566,700, about 1% lower than last year, with higher-density properties seeing steeper price decreases. With over 25 years guiding buyers, sellers, and investors, I’ve seen how these subtle shifts can shape smart decisions—especially when community knowledge and careful attention to detail lead the way.

Calgary Detached Homes Hold While Condos Sag
Calgary’s residential market showed its resilience in late Q3, with 1,650 sales—down only about 4% from last year—while the benchmark price settled at $566,700, just a 1% dip. Inventory hovered around a four-month supply, keeping conditions steady overall. What truly stood out this quarter was the performance of detached homes: 896 sales, up more than 4% year-over-year, and benchmark pricing holding firm at $739,400—slipping only about 1%. With sales-to-new-listings just above 50% and just over three months of supply, the detached segment continues to be a reliable choice for buyers prioritizing stability and long-term value.

On the other hand, higher-density options have softened after several years of robust construction. Apartment condos saw 343 sales—a notable 14% decrease year-over-year—with benchmark pricing at $291,400, more than 8% lower than last year. Row homes now have a supply topping four months for the first time in 2026, with benchmark pricing at $412,400. These shifts are significant for anyone weighing financing strategies.

Even with some late-Q3 softness, seasonally adjusted prices remained relatively steady compared to mid-Q3. Stronger employment numbers and positive net migration continue to support demand. For buyers, sellers, and investors alike, reading between these lines is key. My approach always puts your interests first, combining decades of community expertise and market insight to help you make informed, confident real estate decisions.

From offer to keys: a guide for Alberta homebuyers
Navigating the path from making an offer to getting your keys in Alberta can feel complex, especially if it's your first time. Drawing on my years of experience across the residential market, here’s how I guide clients through the process: Start by determining your budget—this means understanding what you qualify for and the true costs of ownership. From there, we assess the market value together, craft your offer with the right conditions and sale terms, and set a clear deadline. Negotiation follows, ensuring your interests are protected at every step. Once conditions are met, it’s time to coordinate the final details: insurance, utilities, and moving arrangements before possession day. Applying my community expertise and focus on detail, my aim is always to help you make the best possible real estate decisions.

August Brings More Affordable Options for Canadian Homebuyers
In August, Canadian home sales edged down by 0.7%—the first dip we’ve seen since spring. At the same time, new listings grew by 3.3%, keeping the sales-to-listings ratio balanced. Prices stayed steady compared to July, though they’re 3% below last year’s levels. With over 25 years in residential real estate, I’ve learned that these subtle shifts often reflect larger trends like inflation concerns and talk of possible rate hikes. My focus is always on helping buyers, sellers, and investors navigate changes like these with confidence. By blending community insight and market expertise, I’m committed to ensuring you have all the information needed to make the best decisions in a constantly evolving market.

Fall 2026 Housing Supply Report
As someone who's spent over 25 years navigating Canada’s residential real estate landscape, I’ve seen firsthand how housing supply shapes opportunities for buyers, sellers, and investors alike. The latest Fall 2026 Housing Supply Report highlights a persistent gap in major cities across the country—with the notable exceptions of Calgary and Edmonton, where supply is holding steadier. Construction activity is slowing at a pace that’s outstripping the drop in demand, which could put even more pressure on affordability. While rental housing is helping to drive new supply, the slowdown in condo construction is limiting homeownership choices for many. For those considering their next move, it’s clear that increased building starts and investment in infrastructure are essential to broaden options. My approach has always been about turning market insights and local expertise into smart, confident decisions for my clients—especially when the landscape is shifting.

RBC: Housing recovery is coming, but don't expect a boom
We're seeing encouraging signs of a housing market recovery across Canada, with resales picking up, inventories holding steady, and price declines easing off. According to RBC, while a dramatic surge isn’t in the cards, the outlook suggests that after some potential softening in 2026, both sales and prices could make a modest comeback in 2027, thanks to pent-up demand and gradual improvements in affordability. After more than 25 years navigating every turn in our real estate market, I know that understanding these cycles—and how they affect your next move—makes all the difference. My focus remains on providing thorough guidance, so whether you’re buying, selling, or investing, you’re equipped to make your best decision as the market evolves.
