Back in April, City Council voted to repeal the citywide blanket rezoning. This means that on August 4, 2026, the rules for what you can build on your lot are getting a major makeover, and they’re getting a lot stricter.
For the last two years, R-CG zoning allowed for some incredible flexibility. Moving forward, we are seeing a return to traditional limits:
✅ Building heights are being lowered.
✅ Lot coverage is being reduced (less house, more yard).
✅ You’ll have to choose between a basement suite OR a backyard suite, no more doing both.
✅ Parking requirements are making a comeback.
If you submitted your development permits before April 8, you might be in the clear, but for everyone else, these changes will shift property values and development potential almost overnight.
I’ve spent 25 years watching Calgary evolve, and navigating these shifts is where I help my clients win. Whether you’re looking to sell a high-potential lot or buy your next project, let’s make sure you’re ahead of the curve.
