Back in April, City Council voted to repeal the citywide blanket rezoning. This means that on August 4, 2026, the rules for what you can build on your lot are getting a major makeover, and they’re getting a lot stricter.

For the last two years, R-CG zoning allowed for some incredible flexibility. Moving forward, we are seeing a return to traditional limits:

✅ Building heights are being lowered.
✅ Lot coverage is being reduced (less house, more yard).
✅ You’ll have to choose between a basement suite OR a backyard suite, no more doing both.
✅ Parking requirements are making a comeback.

If you submitted your development permits before April 8, you might be in the clear, but for everyone else, these changes will shift property values and development potential almost overnight.

For families, this is the sweet spot. Securing a property in June often means a late August possession, letting you enjoy the summer and get the kids settled before the first bell rings in September.

The spring market has been in full swing, and the latest Calgary Real Estate Board numbers show some very interesting trends. We are officially transitioning away from the intense seller's market conditions we saw during the peak of rapid migration growth.

Overall, Calgary is moving into a more balanced territory. Total residential inventory is up slightly, giving buyers more breathing room and more options across the city. The city-wide benchmark price is now sitting at $570,500.

However, the real story is the split between property types:
Detached Homes: Supply remains limited, keeping conditions tighter. The benchmark price is $747,800.
Apartment Condos: Inventory is up 4% over long-term trends. With over four months of supply, conditions strongly favour the buyer. The benchmark price is $300,400.

I’m seeing a big divide in our local market lately. Detached homes are getting snapped up quickly. With Calgary’s growing population and a solid job market, the demand for low-density housing is higher than ever. If you own a house, you’re in a very strong position.

On the flip side, the condo market is feeling a bit crowded. Many units from the recent construction boom are hitting the market at once.
