JANUARY MARKET STATS ARE OUT! 📊

Calgary reported a slow start to 2026, with higher-density homes experiencing the steepest sales declines. This caused city sales to ease by 15 per cent compared to last year as increased supply gave buyers more options and reduced the sense of urgency. 🏘️
Here's a little breakdown:

• Last month's sales were 15% fewer than a year before. 📉
• New listings increased, causing inventory to reach 4,391 units - the highest January level since 2020.
• The benchmark price for all home types was down nearly 5% year-over-year due to increased supply in row and apartment-style homes.

The housing market in the Calgary region is showing signs of balance as we head into winter. ❄️ Buyers are getting more options, and sellers are working at a more thoughtful pace.
Here’s a quick snapshot:

• Home sales fell to 1,553 units — that’s about 13.4% lower than last year.
• Inventory climbed to 5,581 homes, up roughly 28% year-over-year — more choice for buyers! 🏠
• The benchmark price landed at $559,000, representing a nearly 5% drop compared to last year.

📉 Year‑to‑date sales are down ~16% compared to last year.
🏠 The benchmark price for all residential properties is $568,000, ~4% lower than last year.

SEPTEMBER MARKET STATS ARE OUT!

"Supply levels have been rising in the resale, new home and rental markets. The additional supply choice is coming at a time when demand is slowing, mostly due to slower population growth and persistent uncertainty. Resale markets have more competition from new homes and additional supply in the rental market, reducing the sense of urgency amongst potential purchasers. Ultimately, the additional supply choice is weighing on home prices," said Ann-Marie Lurie, CREB® Chief Economist.

Here’s a little breakdown:

●September's sales were 14% fewer than a year before.
●There were 36% more homes listed than the previous year.
●The benchmark price for all home types was $572,800.
