This carousel uses a $300K modern 1 bedroom condo example in Calgary and compares all in monthly costs for renting versus owning. Owning usually means higher monthly costs, but you gain stability, control, and the ability to truly make it your home. If you plan to stay for a while, the financial side matters more too. We want to make sure the mortgage you choose fits your life, not just the lowest number you saw online.

It’s easy to get drawn in by ultra low rates you see advertised. The real question is what happens in 3 to 6 months, or at renewal. Could your payment jump a lot (even double)?

Sales: -14.6% YoY
Months of Supply: 3.43
Inventory: +28.9% YoY
Benchmark: -4.7% YoY
Days on Market: 53

By property type (benchmark):
Detached: $726,900 | -2.6%
Semi: $666,800 | -1.6%
Row: $421,300 | -5.6%
Apartment: $303,600 | -7.4%

Bottom line: more selection, more negotiating room, and softer pricing year-over-year — with detached and semi-detached holding up best.

Is it a bad time to sell? Not necessarily. In this kind of market, pricing and presentation matter more — and targeted marketing is the difference maker.

If you’re a first-time buyer (now or down the road), open an FHSA before Dec 31 — you can open it with $0.

Why? Because your $8,000 FHSA room starts the year you open it.

FHSA = one of the best first-time buyer tools in Canada:

• contributions are tax-deductible
• growth can be tax-free when used for a qualifying first home
• unused room can carry forward (up to $8,000), so next year you can have up to $16,000 room

And if you do contribute up to $8,000, the deduction can reduce taxes by roughly (Alberta examples):

~$1,800 (taxable income ~ $55k)
~$2,440 (taxable income ~ $90k)
~$2,880 (taxable income ~ $150k)
