I hope everyone saw the MPC survey results released this week. More canadians (38%) are using a mortgage broker and almost half (48%) of new home buyers. Social proof is one of the most powerful levers in marketing, lets be sure to let everyone know that everyone should use a mortgage broker.

Ps… the results were no surprise based on the awesome agents at DLCG!!

AML Spot Checks... Upcoming Effectiveness Audit

With many brokerages needing to conduct their 2 year AML effectiveness audit by Oct, 2026, I'd encourage AML Compliance Officers to get into the habit of doing some spot audit. Start by just selecting 5-10 random files and make sure:

- IDV has been performed
- PEP Declaration Signed
- AML Borrower Risk Rating Complete (with notes on conclusion)
- Anything unusual

I'd also suggest pulling a list of your low AML risk, medium AML risk and high AML risk borrowers. What do you notice? Are your brokers identifying any non-low-risk borrowers? Do you feel they understand the rules?

Customer Complaint Logs - A Regulatory Requirement and a Canary in the Coal Mine...

Nerd Note: The phrase 'Canary in the Coal Mine' comes from an actual safety practice used in the early 20th century. Coal miners would bring caged canaries into underground tunnels because the birds are highly sensitive to toxic, odorless gases like carbon monoxide. If the bird became sick or died, it warned miners that the air was unsafe and gave them crucial time to evacuate. Oh no, poor tweety birds!!

Brokerages are required to maintain a written log of all customer complaints and to designate one person to respond to all complaints promptly. As per FSRA requirements, the response should propose a resolution and should also advise the customer of the ability to refer the matter to the regulator.

We would encourage all Brokerages to regularly review their complaint logs for trends and common issues. While some complaints arise from unreasonable customer expectations, many complaints signal areas requiring improved training or education. Prompt handling of complaints often diffuses issues and avoids litigation.
