Waiting for mortgage rates to drop before buying? 👀

Here’s the thing: a lower rate doesn’t automatically mean a better deal.

If rates come down, more buyers may decide it’s finally time to jump back into the market. More buyers can mean more competition, fewer choices, and potentially more pressure on prices.

Meanwhile, today’s market may give you something that can be just as valuable: negotiating power.

The goal isn’t to perfectly time the market. It’s to buy when the home, monthly payment, and overall numbers make sense for you.

And remember, you can potentially refinance or renew at a different rate later. You can’t go back and buy the house you passed on at today’s price.

When a listing sits for 30, 45, 60+ days, buyers start asking questions:

Why hasn’t it sold?
What’s wrong with it?
How low will the seller go?

And sometimes, there’s absolutely nothing wrong with the home. The problem started before it ever hit the market.

Pricing too high, poor presentation, weak marketing, bad photos, or launching without a strategy can cost you the attention you get when your listing is NEW.

Because you only get one first impression.
