In addition to building up your savings through traditional and investment vehicles here are ways to save for your down payment. 1) Following a strict budget and paying off your debts. 2) FHSA is one of the most powerful tool which enables first time homebuyers to save up to $8000 per year, tax free, up to a lifetime maximum of $40000. When used to purchase a home the FHSA combines the benefits of an RRSP where you pay an upfront tax deduction and a TFSA where you pay no tax on investment gains when you withdraw the money. 3) The First Time Home buyers Tax Credit allows home buyers to claim a non refundable tax credit of up to $1500. You can also put away up to $7000 tax free through TFSA. 4) Home Buyers Plan - This allows you to borrow up to $60,000 from your RRSP which can be repaid back in 15 years. 5) A gift letter is a document used in a home purchase to confirm that money being given to a buyer for their down payment or closing costs is a genuine gift—not a loan.

Your parents give you $30,000 toward your down payment. The lender may ask for a gift letter confirming:

* Who is giving the money
* Who is receiving it
* The amount of the gift
* The relationship between the giver and buyer
* That the money does not need to be repaid
* Signatures and date

💰 Why does the lender need it?

The mortgage lender needs to verify the source of the down payment and make sure the buyer isn’t taking on an undisclosed debt.

Important: A gift letter doesn’t necessarily mean the lender will automatically accept the funds. They may also request bank statements or other documentation showing the money was transferred and available.
