pring market is here ☀️

This is our version of Christmas.

We want busy.
We work all year for busy.

But let’s be honest… it can get a little chaotic.

Schedules get thrown off.
Days blur together.
And if you’re not careful, the habits that got you here start slipping.

This is where structure matters.

Stick to your time blocking.
Stay consistent with your core activities.
But also stay flexible for your clients.

It’s a balance.

Busy is a blessing… if you can manage it properly.

“Help me help you…”

Pricing right from the beginning solves a lot of problems.

But even then… there are times where a home is priced well and still doesn’t move.

That’s just the reality of the market.

What I’ve found helps more than anything is staying proactive:

Weekly updates.
Online performance.
Showing feedback.
Real time market data.

When everyone sees the same information, decisions get easier.

And more often than not…
Sellers bring up the price adjustment before we even have to.

Buying or selling a home is never just a financial decision 😮‍💨

For buyers, it often represents years of sacrifice. Saving. Waiting. Hoping.

For sellers, it’s not just a property…
It might be the home they raised their kids in.
The place they brought them home to for the first time.

So emotions aren’t a possibility in this business… they’re a guarantee.

Our job isn’t to jump into those emotions with our clients.
It’s to stay steady.

Calm.
Level headed.
Grounded.

Because in those moments, they don’t need more emotion…
They need leadership.

Real estate myth: You need 20% down to buy a home.

Reality: Many buyers purchase with far less.

In Canada, you can buy with as little as 5% down. It is important to note that this very situationally dependant, and certain restrictions apply, but it’s not 20% or nothing. Yes, there’s mortgage insurance involved… but it allows buyers to get into the market sooner instead of waiting years to save 20%.

I’ve seen a lot of people delay buying because they thought they needed more than they actually did.

If you’re unsure what you qualify for, it’s worth having the conversation.

You might be closer than you think.

And as someone born and raised here… it’s honestly been wild to watch.

Tax assessed value and market value are not the same thing.

One is based on a formula.
The other is based on reality.

City assessors don’t walk through your home.
Buyers do.

Interior condition matters.

That’s where the real value is determined.

I hear this all the time…

“Online leads don’t work.”

And I get it.

But let me be clear… they DO work.

In fact, if it wasn’t for online leads, I probably wouldn’t be in real estate today.

So no, I’m not knocking them.

But here’s where the misconception is:

People think online leads convert faster than things like your sphere of influence or other prospecting methods.

They don’t.

The only thing faster about them is how quickly they show up in your dashboard.

After that?

They usually take longer to convert… and convert at a lower rate.

That doesn’t make them bad.
It just means you need the right expectations and the right system.

Online leads aren’t the problem.

Misunderstanding them is.
