I wasn’t even going to post about this sale.

After all, it sold just three days after hitting the market.

But tonight, one of my buyers was interested in a home that suddenly went into multiple offers. Rather than compete, they decided to keep looking.

It was a great reminder that markets are always evolving.

Even in today’s market, where competing offers are far less common than they once were, a home that is beautifully prepared still stands out. Clean. Bright. Decluttered. Thoughtfully staged. Fluffed pillows, fresh towels, and a space that allows buyers to picture themselves living there. When sellers do the little things well, they can create big results—and sometimes quick sales.

On the flip side, buyers don’t have to chase every hot property. Sometimes the smartest move is knowing when to walk away and waiting for the right opportunity. The diamond in the rough is often the one everyone else overlooked.

That’s what I love about real estate—there isn’t one strategy that works every time. A well-prepared seller can create incredible demand, while a patient buyer who sticks to their plan can end up finding a great home.

Every market is different. Every home is different. And every buyer and seller deserves a strategy that’s tailored to the moment—not one that worked a year ago.

After 19 years in real estate, one thing has become very clear to me: success isn’t about using the same approach every time. It’s about understanding the market you’re in and having a strategy that fits it.
