Is Your Debt Becoming a Concern


I hope everyone who was out Stampeding last week had an enjoyable time! Now that the party is over, it is unfortunately time to review what can be seen as a bad thing – DEBT!

According to a recent report by TransUnion (Q4 2024 Credit Industry Insights Report), total consumer debt in Canada hit a historic high of $2.5 trillion across all credit products. Interestingly enough, we have seen more requests from our existing clients, to look at refinancing for them to pull out equity and pay off existing debts. This is beneficial in situations where we are replacing high interest debts such as credit cards, with a lower interest mortgage. The debt doesn’t go away, it just frees up cash flow so you can pay it off faster and at a lower interest rate.

The first step in this process is to pull your own credit report (or we can do a credit review, and we will pull your credit report). You can access your own Equifax credit report and score at no charge by going to my.equifax.ca. The interesting thing here is (I wrote a commentary on this a few years ago) that Equifax scores your credit differently than they do than if I pull it. Your pulled credit score will be higher than the one that results when I pull it. This seemed strange to me, so I called Equifax about this, and they explained, and I quote” we score it harder when the credit report is pulled for something serious like a mortgage”.

Most lenders in Canada like to see a minimum credit score of 650 but prefer it to be 680 or higher. Equifax uses all kinds of metrics to determine your credit score and one of these metrics is your credit utilization ratio. Your credit utilization ratio is simply the ratio of your current debt balance compared to your limit.

Equifax prefers this ratio to be at 30% or less which means you are managing your credit responsibly. Once this ratio starts to go higher than 30%, your credit score goes down. If your credit score drops below the afore mentioned 650, it starts to get more difficult for us to help with a refinance.

The key here is to come to us and allow us to review your credit utilization as we can provide guidance on what you can do to increase your credit score or whether a refinance is the answer for you.
