What most buyers miss when comparing rebuilt vs original homes
📍 Discovery Ridge SW · 4bd/3.5ba · 1,923 sqft · Asking $1,199,900
Honestly, the thing that stands out here is how far this rebuild goes. Rift cut oak kitchen, lava slate fireplace, imported tile baths, heated ensuite floors. That's a different product than a standard resale on the same street. The lot backs onto treed, cul-de-sac space near the escarpment, which is part of why Discovery Ridge holds its own. One thing worth checking in person: cooling is listed as none, so it's worth asking how the home handles summer heat with those vaulted ceilings and big windows. I'd also ask for permit documentation on the rebuild, since that protects resale value down the road.
📊 My scorecard (out of 10):
💰 Price 6.8
📍 Location 8.6
🏠 Layout 7.4
✨ Finishes 8.5
🌳 Lot 7.6
🚪 Curb appeal 8.3
📈 Future 7.9
⭐ Overall 7.3/10
💵 What I'd pay: around $1,150,000. With peer asking prices in Discovery Ridge ranging $880k to $1.45M and a 2,151 sqft home at $900,000, a buyer should weigh the smaller 1,923 sqft footprint here a...
🔑 If you're considering it: walk it room by room against the bigger peer listings so you can see what the extra size buys versus what this finish level buys.
