The Waterloo Region housing market continued to show a more cautious and selective environment in September. Buyers are active, but they’re taking their time and paying close attention to value.

403 homes sold across Waterloo Region — down approximately 21% from last year. Buyer activity softened, while sellers remained cautious about bringing new inventory to the market.

This means buyers may have more time and negotiating power, but conditions can vary significantly by neighbourhood and property type.

This past weekend, I had the opportunity to sponsor face painting for the kiddos at Hespeler’s Harvest Festival! It was so wonderful seeing so many new and familiar faces come by, get their faces painted, and enjoy some lawn games. ❤️

One thing every homeowner should be budgeting for: maintenance. 🏡

It’s easy to think about the mortgage, property taxes and utilities, but the little repairs and big-ticket replacements add up too!

A good rule of thumb is to set aside $1 per square foot or about 1% of your home’s value each year for maintenance and repairs.

You may not use it every year, but when that roof, furnace or plumbing issue comes along, you’ll be glad you planned ahead. 😉
