When leasing a property in Ontario there are strict guidelines set out in the Residential Tenancies Act, 2006 - both Landlord and Tenant have a responsibility to familiarize themselves with the Act and abide by its provisions. When leasing property, the services of a REALTOR® are generally free for tenants (limited exceptions can apply) so be sure to go with a REALTOR® familiar with the Act who can properly protect you - Go With Gord!

Common ILLEGAL requests from Landlords in lease agreements:
-Making tenants responsible for maintenance ILLEGAL
-Making tenants responsible for repairs under $X ILLEGAL
-Requesting a key deposit for MORE than the ACTUAL replacement cost of the key(s) ILLEGAL

Quick adjustments by the sellers allowed us to obtain a great result when the listing showed signs of slowing down we quickly re-staged, re-photographed and re-listed the property at an improved price, a week later and it's gone!
