As new construction properties reach completion, appraisals are completed based on current market value at the time of the site visit, not the original pre-construction purchase price sale date.

In many cases, there is a time gap between when the property was purchased and when it is completed, and during that time, market conditions may shift.

As part of the appraisal process, we focus on:

• Recent comparable sales of similar, completed properties
• Current market conditions and trends
• Supply and demand within the subject’s market area
• Overall market support for the property type and price point

While the original purchase price is considered as part of the file history, value conclusions are based on current, relevant market evidence.
