Having called the Kootenays home for many years, I’ve seen firsthand how important a steady supply of homes is to keeping our communities vibrant and affordable. Recent data makes it clear: Canada needs between 417,000 and 469,000 new homes started each year to bring affordability back to where it was before the pandemic by 2036. Yet, construction—especially of homes for ownership—has slowed, even as demand may rise again in the future. Most of the new builds across major markets are rentals these days, and while that helps balance things out, it doesn’t address the ownership gap. Slower population growth has helped affordability a little, but because construction is lagging, we could still end up short when demand picks back up. The heart of the matter is this: to protect affordability for families in places like the Kootenays and across Canada, it’s essential to keep building homes for ownership now. As someone passionate about helping people buy and sell homes in our region, I know how crucial it is that we don’t fall behind on supply.

While Toronto’s recovery seems to be losing momentum with prices dipping, Ottawa is seeing a price rise. Over in BC, prices are still on the decline but not as sharply, and Montreal continues to face affordability challenges. Out west, Calgary and Edmonton are cooling down, yet population growth is still offering some support to their markets. This is thanks to a combination of lower home prices, reduced borrowing costs, and higher incomes. Still, for many families, the dream of home ownership feels out of reach, with housing costs taking up around two-fifths of the average household’s income. It’s important to remember that the numbers can sometimes paint a rosier picture than reality, since they’re based on average disposable income rather than the median—meaning many people may feel the squeeze more than the statistics suggest. According to a bank economist, the recent improvements are tied to earlier rate cuts, a roughly 20% price drop since the 2022 peak, and stronger personal incomes. But going forward, with income growth expected to slow and only limited relief from interest rates, the path to better affordability may depend more on further price adjustments. Home sales remain low but recovering slowly, says BCREA
As someone who’s lived and worked in the Kootenays for many years, I always keep an eye on the bigger picture in BC real estate. According to the BCREA, residential home sales across the province slid 4.8% in August to $5.2 billion, with the average price nudging down 1% to $924,826. Sales volume also dipped 5.5% to 46,069 homes, and Greater Vancouver experienced a 1.3% price decrease alongside a 3.6% drop in sales. While the numbers show a slower market, there are signs of gradual recovery. Every market, including ours here in the Kootenays, has its own unique rhythms and opportunities.
