With sales down 2.1% year-over-year and new listings down 14.1%, buyers are seeing less choice in some areas. At the same time, the average selling price is down 2.7% from last year, while month-over-month prices remained essentially flat.

The takeaway? The market is shifting, not standing still.

RBC Economics is seeing signs of a gradual recovery, with home resales improving since April and prices beginning to stabilize.

But there’s an important detail: this recovery won’t look the same everywhere.

Ontario is expected to take longer to recover, and Toronto’s condo market could continue facing pressure from elevated inventory and softer investor demand.

August 2026 GTA Market Update 🏡📊

The GTA market continues to show signs of a more balanced environment, with buyers still benefiting from relatively stable pricing while inventory begins to tighten.

Here’s what stood out in August:

🏡 5,057 homes sold — down 2.1% YoY
📉 Average price: $993,410 — down 2.7% YoY
📋 12,075 new listings — down 14.1% YoY
🏠 Active listings: 24,482 — down 11.3% YoY
⏳ Average days on market: 35 — up from 33 last year

With fewer new listings entering the market and prices remaining below last year’s levels, timing and strategy continue to matter for both buyers and sellers.

The GTA market isn’t one-size-fits-all — the right move depends on your property type, neighbourhood, and goals.
