August numbers are in for PEI, and they’re more encouraging than the headlines sometimes sound.

Sales eased a little from last year — 188 homes sold in August — but that’s actually up from July. Average sale price came in at $420,819, up 5%. And the dollar value of sales was almost the same as last August.

The bigger story is choice. We had a record number of new August listings, and more homes on the market than we’ve seen in an August in a decade. That’s a healthier market. Buyers have time to look. Sellers who price well are still getting paid.

If you’ve been waiting for the frenzy to settle so you can make a proper decision — this is that kind of market.
