A long nursing career, a scary career change in my forties, kids I’m genuinely proud of, and a business I show up for every day.

The real estate industry pretty much wrote off open houses years ago. 😵

The thinking is they’re done to keep sellers happy, not to actually sell homes. I’ve never fully bought that.

But…two years in a row, someone has walked into one of my open houses and bought the home.

Both times, a long-time family home passed on to a young family starting out, which is a pretty nice thing to be part of. ❤️

What I do differently is reach out personally to anyone in my database who I know has been looking for that type of home and invite them directly.

I always hold the open house the first weekend the house is on the market. It gets the most serious buyers.

And my open houses are low pressure, with no sales pitch, just a genuine welcome and a chance to tour my latest beautiful listing.

I’ve been in Chatham-Kent real estate long enough to have a list.

🚩Cell phone photos that do your home zero favours.
🚩Pricing expectations that haven’t caught up to where the market actually is.
🚩Listing descriptions with spelling mistakes in them.
🚩And the missing exterior photo, which is never a good sign.

None of these things are small. They all affect how buyers see your home before they’ve ever stepped inside.

That moment happens before the conscious decision to book a showing. It happens before the phone call to you.

Their brain is already leaning in. 🧠

This is why the way your home shows up online matters so much. A dark photo, a cluttered room, these cost you before anyone even reads the price.

I’m going to say something a little unpopular.

The guest room is not a good reason to stay in a house that is too big, too expensive, and too much work.

I say this with love, because I hear it constantly.

Your kids needs somewhere to sleep at 🎄 And I get it.

But your kids are adults. They have cars. They can book a hotel or sleep on an air mattress for a few nights. They will be fine.

You have been taking care of everyone else for decades. At some point the house gets to work for you. 🏠
