Melissa and Tim were carrying a lot. 😔

Their parents couldn’t stay home anymore. No one else was helping. Just the two of them.

The house had been lived in hard.

Their parents weren’t fully at peace with selling. Every step had to be handled with care.

I brought in a cleaner. The house hadn’t looked that good in years.

Three downsizers told me last month that they have to renovate before they list.

So I went through every home sold in Chatham in the last 90 days. 🤔

About 30% had a remodelled kitchen. The other 70% sold with a kitchen the buyer might want to change.

Here are my rules for tea mugs(yes I have rules for a lot of things 😉): the have to be big and THICK so they keep my tea warm as long as possible.

If I only had 60 minutes a day to prep my house for sale, this is how I’d schedule my week. 📋

Day 1: Walk through every room with a notepad. Write down what’s broken, worn or unsafe. Don’t fix anything yet.

Day 2: Pick one room and declutter it. Three boxes: keep, give away, toss. 📦

Day 3: Pack up the family photos and the kids’ artwork. (This one might take a little longer than an hour. Those boxes are full of memories.)

Day 4: Small fixes. The leaky tap, the loose railing, the burnt out bulbs.

Day 5: Deep clean the kitchen.

Day 6: Deep clean the bathrooms. 🧼

Day 7: Head outside. Mow the lawn, sweep the step and wipe down the front door.

Nothing on this list costs much. It’s mostly time and elbow grease. 💪

One week won’t finish the job in a home you’ve lived in for 30 years. It will get you started, and starting is the hardest part.

It’s me. Your wife’s Realtor.

She asked me to talk to you because you’ll actually listen to me. 😬

You’ve said “next spring” for three years now.

I get it. The house is comfortable, the stairs aren’t that bad yet and moving is such a pain in the a # #

But is “not that bad yet” really what you want right now?

Your wife isn’t in a hurry because she’s panicking.

She’s in a hurry because she can already picture how much better it’ll be. Everything on one floor, no ladder, no gutters, and nothing to shovel.

You’re allowed to be a little sad about leaving. You’re just not allowed to use “spring” as a hiding spot forever. 💁🏼‍♀️

Try this instead: “Okay. Let’s at least go look.”

That’s all she wants.

B & T moved to Chatham, found the perfect low-maintenance home, and never looked back. 🏃‍♀️
