📈 September 2026 Chatham-Kent Market Update 📉

The September numbers are in from the Chatham-Kent Association of REALTORS®, and we are seeing a clear shift toward a balanced, buyer-friendly fall market. While sales hit a 5-year high for September, historically elevated inventory continues to give buyers serious leverage and choice.
Here is the snapshot of the local market:
* Home Sales: 115 units (⬆️ 12.7% YoY) — Strongest September sales in 5 years, running 10.2% above the 5-year average.
* Average Sale Price: $410,864 (⬇️ 4.2% YoY) — While monthly average saw a slight dip, the broader year-to-date average sits steady at $435,149 (+0.5%).
* Dollar Volume: $47.2 Million (⬆️ 8.0% YoY) — Higher sales activity lifted overall market turnover.
* New Listings: 274 units (⬇️ 8.1% YoY) — A modest pullback from last year, yet still near-record supply (+29.9% above the 10-year trend).
* Active Inventory: 572 units (⬆️ 7.9% YoY) — The highest September supply on the market in more than a decade (+60.2% above the 10-year average).
* Months of Inventory: 5.0 Months (Down slightly from 5.2 months in Sept 2025, but well above the long-term norm of 3.2 months).
