🏡 Yesterday, I had a listing appointment where the sellers shared a frustrating experience with a previous REALTOR®.

😕 They told me about an open house where the agent showed up late, seemed disengaged, and didn’t appear to care.

❓They asked me, “How are you different?”

I answered the best I could in the moment, but something was missing…

📞 A current client called and asked if I could stop by before this weekend’s open house to help move something heavy. When I got there, I could tell they were overwhelmed with everything they had to do.

🚜 We used the lawn tractor to move what needed moving.

🌱 Then I looked at the lawn and said, “I’m already here… I’m just going to cut the grass for you.”

💯 That’s the difference.

To me, real estate isn’t just putting a sign on the lawn and unlocking the front door. 🏠 It’s about showing up, helping however I can, and making sure my clients feel supported from start to finish.

📈 June 2026 Chatham-Kent Market Update 📉

The Chatham-Kent housing market remained steady in June, with 115 homes sold—virtually unchanged from the same time last year. While sales are still running slightly below historical averages, home values continue to hold up well.

The average sale price climbed 7.9% year over year to $472,448, showing that well-priced homes are still attracting strong offers. At the same time, the MLS® benchmark price, which better reflects overall market trends, dipped just 2.2%.

Inventory continues to grow, giving buyers more options than they’ve had in years. A record 329 new listings hit the market in June, and there were 605 active listings at month-end—the highest June inventory level in more than a decade.

🏡 What does this mean? Buyers have more choice and greater negotiating power, while sellers need to ensure their home is priced competitively and marketed effectively to stand out.
