🏡Chatham-Kent Market Update🏡

The number of homes sold through the MLS® System of the Chatham-Kent Association of REALTORS® totaled 133 units in July 2026. This was a gain of 16.7% from July 2025. Residential sales haven’t hit this level in the month of July in five years.

The average price of homes sold in July 2026 was $410,946, a decrease of 7.5% from July 2025.

The number of new listings was up only 0.4% (one listing) from July 2025. There were 277 new residential listings in July 2026. This was also the largest number of new listings added in the month of July in history.

Active residential listings numbered 594 units on the market at the end of July, up modestly by 3.7% from the end of July 2025. Active listings haven’t been this high in the month of July in more than a decade.

Months of inventory numbered 4.5 at the end of July 2026, down from the 5 months recorded at the end of July 2025 and above the long-run average of 3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
