Yep. We need to talk.

Some homes know exactly how to make a good first impression with a coat of fresh paint, some cutie staging and trendy finishes. But just like a catfish tinder profile, sometimes the MLS photos don’t tell the whole story.

These are some of the things that buyers get excited about that are the exact things that make me start asking questions.

“There’s nothing to do in Windsor-Essex.”

A sentence that gets thrown around a lot… and one that keeps becoming less true every year.

The newly upgraded Lakewood Park South in Tecumseh is exactly the kind of investment that makes a community feel alive. Gathering spaces with a fire pit, water features for the kiddos, food truck amenities, a natural amphitheatre, bocce ball courts and rumours of weekly live music events already making the rounds. (And no doubt endless community food and drink festivals to come!)

As someone who spends every day helping people decide where they want to build their lives, this stuff matters.

People don’t just buy houses.
They buy communities.
They buy walkable spaces, local events, waterfront sunsets, and places where their kids can make memories.

Windsor-Essex keeps growing, evolving, and giving people more reasons to stay local.

POV: you thought real estate was just matcha lattes and opening doors 😭

This voicemail was left for me during my FIRST year in real estate with my first tenanted listing.

At the time? Deeply concerning.
Five years later? Slightly terrifying but objectively kind of insane to listen back to.

People see the cute side of real estate, but behind the scenes we’re also:
• therapists
• mediators
• crisis managers
• professional verbal punching bags

To be clear: none of the accusations in this voicemail were true. Photos were approved beforehand and his belongings were never touched. Unfortunately, he was dealing with some significant personal struggles and I became the target of the fallout. To this day, I’m grateful I brought my husband with me anytime I visited the property, just to be safe.

What’s crazier is this wasn’t the only voicemail.. there were multiple. They were threatening, aggressive, and honestly pretty disturbing at the time.

Now, six years later, I can laugh a little at how unhinged this industry can be 😭

People see the polished side of real estate with the listings, keys handed over, the staging, and celebrations, but behind the scenes we’re often managing conflict, absorbing stress, and taking heat for situations completely outside of our control.

They’re a tool.

A good inspection gives you factual feedback about the home. I’m talking the good, the bad, and the red flag type of stuff. It’s not about perfection… I promise you, you’ll never find that.

The purpose of a home inspection is to give buyers insight and clarity so they can make an informed decision about whether the property is the right financial investment for them.

Sometimes the inspection brings peace of mind and sometimes it opens the door for negotiations.

… sometimes… it saves buyers from making a very expensive mistake.

The goal isn’t to scare you but to educate you!

Millennial grey floors and I are currently in a very toxic relationship.

I knowwww they were the moment in 2017, but if you’re planning pre-list renovations in 2026, please stop letting Home Depot clearance aisles dictate your resale value. 🤍

Here’s the thing buyers are actually craving right now:
• warmth
• character
• contrast
• homes that don’t look like a corporate waiting room

The biggest mistake I see sellers make before listing? Spending money on “updates” that instantly date the house again.

If your goal is maximizing value, not just spending money to feel productive, you need renovations that photograph well, feel timeless, and appeal to the broadest pool of buyers.

And before anyone gets defensive:
If you already have millennial grey floors… breathe. I’m not saying rip your house apart tomorrow. I’m saying maybe don’t install MORE of them five days before we hit the market. 🫶
