4. Take care of major maintenance. If your roof, furnace, or other big-ticket items need attention, it’s often worth addressing them before you list to ovoid future surprises.

5. Price strategically, not emotionally. In today’s market, pricing at or slightly below market value can create more interest, stronger competition, and potentially a better final sale price.
