The frantic pace of spring starts to ease, and that changes the whole feel of the market. Multiple offer situations become less common, and the pressure that pushes people into fast decisions starts to loosen up.

Buyers are still out there; they’re just more deliberate about it. Fewer people are making impulse offers just to keep up; instead, more of them have done their research, know their must-haves, and are willing to wait for a home that actually fits.

For sellers, this time of year comes with a couple of quiet advantages. Homes tend to show at their best in summer, with more daylight and outdoor space that speaks for itself. There’s also usually a bit less competition among buyers, which can create more room to negotiate terms that work for everyone.

Families are trying to settle before the September school year, which still drives a lot of the activity here in Chilliwack, so the timeline matters more than it might in other seasons. That urgency is real, even while the rest of the market slows down around it.

None of this means less opportunity.

It just means a different pace and a market that rewards patience over speed. Every year looks a little different, but this is the pattern that tends to happen locally by mid-summer. MARKET UPDATE | June 2026

If you’ve been wondering whether the market is still moving now that we’re heading into summer, the answer is yes.

After a slower start to the year, June saw buyer activity pick up across Canada, with home sales increasing month over month while prices remained relatively stable. It’s a good reminder that the market doesn’t stop after spring. In many cases, it simply shifts into a different pace.

Here in Chilliwack, I’m still seeing motivated buyers, well-prepared homes attracting attention, and families looking to make a move before the next school year begins. The biggest difference right now is that buyers tend to be more intentional. They’re taking their time, asking great questions, and making thoughtful decisions.
