I fought hard for them to get the lowest price possible and when the inspection came up, I was able to re-negotiate more.

Not only did I become a better agent through this experience, but I also gained good friends with the new homeowners.

Because of that, my clients' share of the mortgage payment is roughly the same as what they were paying to rent a 2-bedroom apartment. The difference is that instead of paying someone else's mortgage, they're now building equity in a home they own. 🏡❤️

Most houses in their wishlist are on a higher price and the houses in their budget are not in a very good location.

I know the area very much so l showed my clients a few homes in their wishlist. This house was out of reach because of its price but it checks all others in our checklist.

I have a very good relationship with the listing agent because I just did a deal with him and a family friend way before I became a realtor. Few weeks after we saw the home, he informed me that they were lowering the price (only reason why we haven't offered before). Yup, having a good relationship with other agents would really make a huge difference in our lives especially when finding good deals for our clients.

POSSESSION IN COQUITLAM

as I was preparing to bring my client's gift, they arrived and helped me carried it

they ended up carrying the TV themselves lol

but the story is not about the gift! The story is about achieving home ownership at a young age. This family hired me last year to sell their home. This year, the daughter bought her first home. 10 years ago, I was a blogger. I would share how I migrated to Canada, how I invited my mom to Canada, how I met my husband. And this person asked me something online.

This year, this person said, she's ready to buy a house and wanted to use me because I did not hesitate to answer (help) her even tho I didn't know her personally.

🏡 𝙇𝙤𝙤𝙠𝙞𝙣𝙜 𝙛𝙤𝙧:
✅new-ish
✅townhouse or detached
✅at least 3 bedrooms
✅within their budget

⚡ 𝘾𝙝𝙖𝙡𝙡𝙚𝙣𝙜𝙚:
Not many new-ish homes are in their budget that is why I was sending them old listings. Location is also an issue as they are working in Vancouver. Every time I sent the listings to them, they would say NO.

🤝 𝙃𝙤𝙬 𝙄 𝙢𝙖𝙙𝙚 𝙞𝙩 𝙝𝙖𝙥𝙥𝙚𝙣:
A listing agent I worked with in the past, called me that he has a brand new property in the market and that they are lowering the price to sell the last remaining units. It is $30-$50k lower than the units they sold a few months ago. I immediately sent it to my client and they said yes to it right away. Next day, we viewed the home and made an offer. Thankfully, we were so quick to write an offer because it was accepted, 2 more people wanted to buy it and they even wanted to pay higher than what my clients are paying.

🔑 𝙒𝙝𝙖𝙩 𝙢𝙖𝙠𝙚𝙨 𝙩𝙝𝙞𝙨 𝙙𝙚𝙖𝙡 𝙙𝙞𝙛𝙛𝙚𝙧𝙚𝙣𝙩
I negotiated something here that is very unique to my client and this property. I have spoken to other developers but they don't offer them. It required a good relationship with agents, lawyers and mortgage brokers.

About 10 years ago, I wasn't a realtor yet. This person asked me something and I didn't hesitate to answer. We have been talking online since.

Fast forward to this year, she approached me that she wanted to buy a home. She said, she would use me as a realtor because I helped her in the past. Honestly, I didn't even remember what questions she asked 10 years ago. I think it was about inviting her mom to Canada?

Anyway, I was sending them old homes in their budget but they said, they were hoping to get a new-ish home.

Coincidentally, a realtor that I dealt with in the past contacted me. He has a brand new property and they're reducing the price by $30k.

The best part, I negotiated their GST portion which is 5% of the purchase price.

Their wishlist
✅at least 2 bedrooms
✅ground floor
✅new-ish
✅within their budget
✅at least 700 sqft
✅reasonable strata fee
✅Guildford or Fleetwood or anywhere close to where her cousin lives for carpooling

And I found them this home! This is only 4 years old, has 800sqft and is in a perfect location. Just across their church, school for their kids and only 2 mins from her cousin's house. Most of all, I negotiated the sale price lower than all other similar units in the building.
