Bond yields continue to flirt with their 52 week high.

What does this mean? Fixed rates have been edging ever so slightly upwards since March. With some ups and downs along the way.

Some banks have already increased their rates again this week. Modestly, often 0.10% at most.

Mortgage Penalties can be a wild thing to calculate.

This afternoon I have calculated two that were very different, but similar.

Both mortgages are 5 year fixed rate terms taken in 2023. Both started around the same time. The differences are - a slight difference in rate, big difference in mortgage balance, different banks.

A higher mortgage balance equals a higher penalty right? You’d think so, but see below.

1- owes about $863,000 and has 2 years left on their term, fixed rate. Penalty $9,911 as of today.

2- owes about $674,535 and has 2 years left on their term, fixed rate. Penalty $17,150 as of today.

The answer for this is simple, not every lender charges penalties the same. Borrower 1 above has an opportunity to save about $8,400 on their mortgage by making a change.

Borrower 2 above does not have the same opportunity. The larger penalty evaporates any potential savings, despite the smaller mortgage amount. They might see a savings opportunity in January 2027.
