First-time buyers in BC: there may be up to $8,000 on the table that many people don't know about. 💡
When you buy in BC, you pay Property Transfer Tax: 1% on the first $200,000 and 2% on the portion up to $2 million.
The First Time Home Buyers' Program can cancel the tax on the first $500,000, which is worth up to $8,000:
→ Full exemption on homes valued up to $835,000
→ Partial exemption between $835,000 and $860,000
Kootenay example: a home at the regional single-family benchmark of $646,400 carries about $10,928 in PTT. A qualifying first-time buyer would pay about $2,928.
Eligibility rules apply (citizenship or PR, 12 months in BC, never owned a principal residence, property size limits). Confirm your situation with your lawyer or notary.
