If I were buying my first home in Cold Lake today or in the future these are the things I’d focus on first 💁‍♀️

A lot of first time buyers spend months thinking about things like paint colors and layouts, but those decisions come later.

I’d make sure I understood the full cost of buying, get pre-approved before touring homes is a big thing before even looking, choose the right neighborhood, and never skip the inspection. I’d also leave some money in the bank after closing because every home comes with a few surprises.

One of my favorite things about real estate is that every client has a different story.

Sometimes it’s an exciting new chapter, sometimes it’s a big life change, and sometimes it’s simply the feeling that it’s time for something different.

At the end of the day, every home search represents a real person trying to create a lifestyle that fits their next season of life, and that’s what makes it always so exciting

No two moves look exactly the same, but having a plan and the right guidance can make the process feel a whole lot easier.

One of the hardest conversations I have with sellers is about pricing.

I completely understand wanting to aim high. You’ve spent years making your home your own, and you want to get the best possible result.

The tricky part is that buyers only see what’s in front of them. When a home sits on the market longer than expected, they start wondering why.

That’s why I always focus on pricing strategically from the start. The first few weeks usually bring the most attention, and the right price can make a big difference.
