Across Southern Georgian Bay, August saw 205 sales, with an average sale price of $707,038 and a 31.3% sales-to-listings ratio. Compared to August 2025, sales were relatively steady while the average sale price was down 10.4% year over year.

📊 What happened in the Southern Georgian Bay real estate market this July?

Sales activity increased significantly compared to last year, with unit sales rising 21.03% to 259 transactions. Sales volume also increased 10.68%, reaching $198,066,525.

Despite stronger activity, prices softened. The median sale price decreased to $635,000, while the average sale price fell to $764,736. The year-to-date sales-to-listings ratio remained at 27.66%, placing the region in buyer’s market territory.
