I learned this one the hard way 😅
When I first started looking at real estate, I had absolutely no idea what I was doing.
I’d scroll Realtor.ca, find a place I thought was a great deal, book a showing… and THEN start figuring out the mortgage side once I decided I wanted it.
Problem was, while I was getting documents together and figuring out financing, someone else was already making an offer.
I missed out on a couple properties that way.
If you’re thinking about buying your first place, do yourself a favour and get the boring stuff out of the way first:
→ Talk to a mortgage broker and figure out what you can actually afford
→ Get your documents together and financing lined up
→ Find a good realtor who actually understands what you’re looking for
→ THEN start hunting
It’s way more fun looking at houses when you know you can actually make a move if the right one comes up.
