Located approximately 90 minutes from the Greater Toronto Area and 4 to 5 hours from major cities in New York State, Ohio and Michigan, the Southern Georgian Bay area encompasses a variety of communities, each offering its own unique lifestyle and place in this beautiful region. Framed against the backdrop of the Niagara Escarpment to the west and Georgian Bay to the north, the Town of Collingwood

serves as the gateway and economic hub to the recreational playgrounds of Wasaga Beach, home of the longest freshwater beach in the world and to the Town of The Blue Mountains, the undisputed “Ski Capital of Ontario.” Searching for something quieter? Many smaller towns and hamlets with the Georgian Triangle such as Creemore, Meaford, Thornbury and others, offer the convenience of easy access to the Georgian Triangle's ski resorts, golf courses, bike trails and other recreational and cultural amenities, yet provide the peace and tranquility that so many have come to seek and enjoy in the southern Georgian Bay area. As a REALTOR® with Sotheby's International Realty Canada., I welcome you to the Southern Georgian Bay region. I am proud and very fortunate to call the Collingwood and Blue Mountain area my home. More importantly, I would be delighted to extend my extensive knowledge of the area’s real estate market, combined with my skills and commitment to providing outstanding service as a full-time REALTOR®, in assisting you with buying or selling Southern Georgian Bay real estate for your full-time, recreational or retirement living requirements.

For those that live or spend time around the Georgian Bay area including the North Channel above Manitoulin Island, we have been able to experience, learn about and appreciate what a beautiful and unique part of the world this is.

I've been fortunate as have my children, to have had the opportunity to live and work in the area and to enjoy summers at our Manitoulin Island cottage. I’ve boated around most of Georgian Bay and the North Channel covering hundreds of miles, marvelling at both the natural beauty while asking myself, “how was all this formed?”

This past week I spent a day attending a very worthwhile and informative meeting with other volunteers and area enthusiasts, as part of a group looking to have the Georgian Bay area designated as a UNESCO Global Geopark. A portion of the meeting covered the Indigenous perspective on these lands, they were here long before us. I found this to be very interesting topic as my cottage is across from Wikwemikong Unceded Territory, the largest First Nation in Canada whose lands were never ceded by treaty. The community covers approximately 800 square kilometres (about 300 square miles).

We have all witnessed the growing development pressure just in the Southern Georgian Bay area alone and it's more than just roads, sewer and water. Development can’t always be stopped but it must be managed via sustainable economic development including tourism. Further, there is no denying climate change is all around us posing new challenges. I will speak to this initiative in greater depth in a future blog post, you will no doubt be hearing more abouth this project in the months ahead.

A cool rainy day is ideal for spending time in my workshop on some home improvement projetcs. Did a second pour of black epoxy for a table I am making using a piece of wood from a Guanacaste tree, the national tree of Costa Rica. Then applied the final finish to a dining room river table I made using spalted maple.
I get satisfaction out of doing many things but nothing more than making something with your my imagination and hands.

I feel very fortunate that both of my kids have worked hard and have been able to buy homes both of which were new builds.

This past week my son and his wife’s townhouse in Meaford got curbs, the driveway was paved and topsoil spread ready for sod.

Today’s project was helping him install a garage door opener. I wish my daughter lived closer than Maui so I could help them with some home improvement tasks. I will suggest they make a list and I’ll fly out.

One of the most satisfying aspects of being in real estate is the opportunity to work with a variety of people that truly appreciate the knowledge and work you expend, helping them to meet their real estate needs and or goals. Just like an accountant or a lawyer, REALTORS® must provide service whereby they are the client's Trusted Advisor.

I received the following testimonial from the nicest couple whom I now consider to be more than cliets, there are friends anmd I know they feel the same.

First and foremost, Rick is exceptionally detail-oriented and analytical. He goes above and beyond in providing comprehensive information on any property of interest, facts, figures, historical data, comparable sales, and in-depth market insights. His ability to gather and present this level of detail gives you complete confidence in every step of the process.

Rick is fully committed to his clients, consistently bringing energy, dedication, and professionalism to the table. What truly sets him apart is his deep understanding of not just individual properties, but how the real estate market functions as a whole. He takes the time to educate his clients, offering valuable insight into the day-to-day workings of real estate so that every decision is informed and strategic, not emotional or rushed.

At no point did we feel pressured. Instead, we felt guided by someone who genuinely understands the business and has his clients’ best interests at heart.

Through Rick, we gained a much deeper appreciation for what it means to purchase real estate, not just focusing on surface details, but truly understanding the investment we were making. Thanks to his expertise, we ultimately chose a property that not only suits our lifestyle but also represents a smart, long-term financial decision, one that we know will bring us years of enjoyment and comfort.

In today’s digital world, smartphones make it easy to photograph and record almost anything. Technology such as this has played a key role in changing the way homes and other properties listed for sale are marketed.

Many people are surprised to learn that rules exist affecting the way property photos are taken and shared that affect both consumers and REALTORS®.

See my latest blog post fpor what Sellers and Buyers need to know in order to protect their property and privacy.

If you’re thinking about selling your home in 2026, you’ve probably noticed some key changes: there’s a lot more competition than there was just a few years ago and “For Sale” signs are reaming up much longer before being marked as “SOLD.”. Inventory levels have climbed in many markets...

Property taxes impact every homeowner, business, and resident, but where does your money actually go, and how could this year’s municipal election shape future tax decisions in Ontario? 🏘️🗳️

In my latest blog post, I break down property taxes by municipality across the Southern Gweorgian Bay area what drives property tax increases, and why local elections matter more than many people realize.

Read more and stay informed before heading to the polls.
