🏡 Did Your Property Assessment Increase? Here’s What That Actually Means in Newfoundland & Labrador.

Many homeowners are seeing changes in their property assessments and wondering:

“Does this mean my property taxes are going up by the same amount?”

Not necessarily.

Your property assessment is an estimate of your property’s value for taxation purposes. Your municipality then uses that assessed value, along with its tax or mill rate, to calculate your property taxes.

So, if your assessment increased by 10%, that does not automatically mean your property tax bill will increase by 10%.

A few things to keep in mind:

• Check your assessment notice carefully and make sure the information about your property is correct.
• An assessment is not the same thing as a real estate appraisal or the price your home would necessarily sell for today.
• Municipalities determine their tax rates based on their budgets and revenue requirements.
• If you believe your assessment is incorrect, there is a process to have it reviewed or appealed — but pay attention to the deadline on your assessment notice.

For most municipalities in Newfoundland & Labrador, assessments are handled through the Municipal Assessment Agency. The City of St. John’s handles its own property assessments.

Bottom line: A higher assessment doesn’t automatically equal the same percentage increase in your property taxes.
