B.C. Home Sales Stay Resilient Amid Lower Mainland Shift
July brought a noticeable shift in B.C.’s real estate landscape, with home sales across the province down 6.7% year over year—6,561 properties changed hands, while the average price dipped 1.3% to $929,619. Overall sales volume saw a 7.9% decrease, landing at $6.1 billion. The Lower Mainland led much of this decline, shaping the numbers we’re seeing now. As someone who works with everything from single family homes to commercial spaces throughout Coquitlam and the surrounding areas, I’m always watching these trends closely. Understanding how broader market movements impact each property type helps me guide clients with clarity in changing times.

B.C. Home Construction Remains Strong Amid Market Shifts
This year, we've seen a notable shift in B.C.'s housing landscape: single-detached home registrations have dropped to 2,517, compared to the five-year average of 4,146. Multi-unit building registrations are also down, now at 19,994 from 22,347. Interestingly, Metro Vancouver remains the leader in single-detached construction, accounting for 36.6%. As someone who works with a range of property types across Coquitlam and beyond, I’m always keeping an eye on these trends to better understand how they impact buyers, sellers, and investors in our area.
