So what do you do for fun? Of course I play Pickleball and I hang out with these dolls and we have an amazing time playing competitive round robin tournaments every week and I’m grateful that I get to come out on top as queen of the court currently ranked number one in the league. When I was in high school I used to compete in badminton on the provincial level and I was super competitive and loved the competition atmosphere so much and now that I’m in my 40s I get to re-live this all over again and it’s getting me feeling like a little kid all over again and always looking forward to the next game. So if I’m not doing real estate or spending time with my family or playing chess or investing, you will find me out on the courts, living it up and living my best life.🥰

I am so proud of my buyers for accomplishing this dream home purchase after 2 years of searching and looking and losing out on Multiple Offers - this finally is ‘The One’.

Today’s Bank Rate hold begs the question: Should I go fixed or variable?

Here’s my short advice (not financial advice - I am not an advisor). I noticed someone asked this question in Fire group that I lovingly participate in and thought I would share with all my friends/family/clients my thoughts as well.

The question: To go with current 5% fixed rate or 6% plus variable rate?

While the current interest rate theme is higher for longer - the chances of continuing to hike I would estimate is 0% at this rate since our economy is showing the effects of disinflation at this time.

Bank of Canada Tiff Macklem super hawkish in today’s rate hold - he believes that it has to be several more months of continued disinflation and higher interest rates working into the enconomy before they will drop rates - he also mentioned that the rate cuts will not be at the rate of the rate hikes. We had rate hikes every quarter minimum so the Wall Street analyst that bet rate cuts by March are wrong. April is looking lower chances and now the bet is July 2024 for the first cut. A lot of people expected .25% drop ever quarter for the next 1.5 years would bring us back to 3% - at this time what I thought would happen didn’t. Only time will tell what happens. The real answer to your question is are you comfortable in the 5% range or the 6% range. The bank would need to cut 4 X at .25 to match the fixed rates now. Personally I’m still on variable but I also have been saving for the last 2 years preparing for this recession that never came. Look at your savings and see if you can weather this interest rate storm for next 3 years. Bet could turn out good or bad either way - financial peace of mind if you have a lower risk tolerance would be my route.
Most of my clients are all choosing fixed for security and peace of mind.

So it’s official - as of April 1, 2024 - the first time homer buyer exemption moved up from $500,000 to $835,000.

That’s a big deal for people in vancouver and area market with high prices for first properties ever. That’s a big savings 🙌🙌🙌
