A message from Dan Card:

After 11 wonderful years of selling real estate, I’ve made the difficult decision to give up my real estate license. This has been a default decision because even though I’m no longer able to sell real estate, being a real estate agent is a part of who I am. However, given my medical status it no longer makes sense for me to hold onto my license and continue paying to be a real estate agent.

It’s been an amazing 11 year career and I couldn’t imagine having done anything different. I’m so thankful to all of my clients, friends and family who helped me pursue my dream of being a real estate agent over the years. I’m also so thankful for all the friends that I made along the way. That was probably my favourite part of the job, meeting people and getting to know them, their families and their stories. It was truly a blessing getting to know the people that I did and making the friends that I did along the way.

I have officially passed my business over to Kevin Da Silva who will be taking over all operations of what was formerly The Dan Card Real Estate Team. I trust in love Kevin like a brother and there’s no one who I would rather leave in charge of my business than him.

This morning the BoC adjusted it's overnight rate once again, reducing it by .50% down to 3.25%.

This likely won't have much of an impact if you're looking at fixed rate mortgages, but it will impact anyone with a variable rate mortgage or line of credit.

Great news today! On the back of inflation going down to 1.6% the Bank of Canada has dropped their overnight rate by .5% to 3.75%.

This is fantastic for anyone with a variable rate mortgage, as well as anyone with any kind of non-fixed rate credit (Line of Credit, for example). Honestly, it's great news for just about everyone and hopefully it will start to help to reduce the financial squeeze a lot of people are feeling.

The next rate announcement is December 11. Personally I am expecting another similar drop. Although I've given up on predicting the housing market in any way, I am hopeful that this will lead to a busier Spring market as buyers come back to the market with the reduced rates. It's a great time to look to buy and upsize right now.

This is also a fantastic time to look at pre-sale opportunities. Many developers are running promos until the end of the month (and likely the end of the year). It's a great opportunity to buy something at today's prices but not have to start your mortgage until sometime in the future.

This past week I had the pleasure of selling a wonderful family into a pre-sale townhouse in Langley at by . Yesterday we went into the presentation center (despite the weather) as they were having a free pumpkin event.

The really cool thing was that, despite the weather, a bunch of neighbours/neighbours to be came out. We got to meet a few people who have already moved in, and some who will be getting possession at the same time we my client's do. It ended up being an incredible community building event that gave my clients a ton of confidence in the decision they had made and the neighbourhood they were moving into.

StreetSide and Qualico are doing right now. They aren't just building homes, they're building communities, and that's exactly the way that it should be.

Check out a few photos of their beautiful show home. They have 2 bedrooms starting in the low $800s and 3 bedrooms in the high $800s/low $900s.

Right now you can secure one with 5% down, and they're running promos for free AC and EV Upgrades. What's also incredible is they are offering the first Net Zero Ready homes south of the Fraser. Completions for this phase are expected in March/April, but there are more phases coming.

Stats Can announced today that inflation hit 2% in August, finally coming back down to the Bank of Canada's target rate for inflation.

Crazy how mortgage interest rates are one of the largest contributors to inflation, and as they start to come down so too does inflation...

Anyways, likely we could see a 50 basis point decrease in the Bank of Canada rate in October. Current forecasts are that there is a 100% change of a 50 basis points drop in December.

So, buckle up for a busy Spring market. If you have been putting off buying a home I'd strongly encourage you to get in touch and chat. Especially if you've been considering pre-sales. There are a ton of great pre-sale deals and incentives out there still, but I suspect by the end of the year we will see many of those disappear.

Several big announcements today from the finance minister.

1. Increase the cap on Insured Mortgages from $1,000,000 to $1,500,000 effective December 15, 2024. Prior to this change you would need 20% down over $1,000,000 (a minimum of $200,000 on a $1mil purchase). As of Dec 14 you would be able to purchase a $1.5 million dollar home with $125,000 down (5% of the first $500,000 and %10 of the balance), if your income, credit, etc. support the mortgage amount.

2. 30 year amortization for First Time Home Buyers. This will allow people who are purchasing their first home to extend the duration of the mortgage from 30 years, where it was previously capped at 25.

3. 30 year Amortization on New Construction Homes. If someone is purchasing a newly built home, whether they are a first time home buyer, or this is their 5th home purchase, they will now be able to do so under a 30 year amortization.

Overall these changes are great and will help a lot of people whether they are looking to purchase a home for the first time as well as those looking to move up who do not quite have that 20% in equity they need to purchase that next home.

This, combined with expected interest rate changes coming in the later part of this year are likely to throw fuel on a busy Spring market in 2025. If you're looking to purchase your first home, or if you're looking to make a move up, give me a call! Now is a really good time to look into doing so.

For the third time in a row the BoC has reduced the key overnight rate by .25%. We've seen the rate now drop from 5% to 4.25% since June.

Inflation remains higher than the BoC would like to see, but perhaps more importantly, the Canadian economy continues to struggle, and the BoC has said they do not want to drop rates too fast for risks of what that would do to the economy.

With that said, expect another rate drop in October and in all likelihood another in December as we build up towards the Holidays.

The next rate announcement is set for October 23. I expect we will see a busy Spring 2025 in real estate as rates continue to drop.
