PLEASE REMEMBER - This isn't the 1970's ...

BC Assessment values can provide SOME insight, but it's essential to understand how they're generated. These values are based on property characteristics and market data from a specific date (July 1st of the previous year). This means they probably don't reflect current market conditions.

When determining a home's value, consider factors like:
- Location, location, location
- Economic conditions
- Market demand
- Comparable sales
- Home's condition and features

FIRST STEP: get an ACTIVE real estate agent who knows the local market inside and out! They have their finger on the pulse of the market, understanding the nuances of the area and how they impact property values. This expertise can make a significant difference in finding the right home at the right price.

This could mean thousands of dollars back in your pocket!

To qualify as a first-time home buyer, you'll need to meet these simple criteria:

- Be 18+ years old
- Be a Canadian citizen or permanent resident
- Not have owned a home in the past 4 years (for you or your spouse/common-law partner)

If you qualify, here's what you could get:
Full GST rebate (up to $50,000) on homes under $1 million
Partial rebate on homes between $1 million and $1.5 million (rebate phases out linearly - e.g. $1.25 million home = 50% rebate)

Here's how it works:
If you're buying a $1.25 million home, you'd get 50% of the max rebate (=$25,000).
If you're buying a $1.4 million home, you'd get 20% of the max rebate (=$10,000).

Keep in mind that this is still pending legislation, so we'll need to wait for the details to be finalized. But if you're a first-time home buyer, this could be a game-changer for you!
