The programs our government put in place have an impact much deeper than meets the eye, whether you are a first time home buyer or not. In this program in particular the federal government is actually purchasing an equity stake in homes (with your tax dollars of course) in order to allow first time buyers to pay less up front.

If housing prices soften and the home owner sells for less than they purchased for, that negative equity position now becomes the burden of all tax payers, even those who own debt-free homes.

That's on top of the already crazy CMHC (Canadian Mortgage and Housing Corporation) that is backing the high ratio loans that our Canadian banks are giving to buyers putting less than 20% down.

I'm not speculating that the housing market will crash at all any time soon, in fact I think we are in for a steady ride upwards for the time being, but I think its worth noting that some programs that come off as helpful to first time buyers may also place a large risk on the shoulders of the tax payers backing these programs.

The FTHBI promises to help make real estate affordable, but there’s a big catch: It's a loan you have to repay with a share in your home’s growth in value.
