Concrete pour day!

The boom pump handles the reach while the crew guides the hose and kept the pour moving. Once concrete starts flowing, everything has to work together — concrete trucks, pump, forms, and finishing.

A solid foundation starts with a solid crew.

Welcome to Oaks & Stillwater. This project started with an EDP, or Environmental Development Permit, which is the environmental planning phase that happens before any actual construction takes place. In this case, that meant building the riparian area, including the ponds and creek corridor.

The ducks seem to approve, the eagle made a cameo, and next year Oaks & Stillwater, a 121-townhome development at 4680 Headquarters Road, will begin taking shape.

All environmental works and development planning for this project have been designed and reviewed in accordance with applicable federal, provincial, and municipal environmental regulations and permitting requirements, including riparian and wildlife protection measures. Environmental protection and habitat stewardship remain a priority throughout all phases of development.

Not all basements need to feel like basements.

The lower level will be a finished suite, so comfort matters.
That’s why we’re using ICF foundations — insulated concrete forms that combine the strength of concrete with built-in insulation on both sides of the wall.

Big day at Heritage Lane on 4th Street. On a pour like this, the goal is to keep the concrete continuous, so the whole section cures together creating a seamless slab. That means almost every available concrete truck in the Comox Valley is being routed to the site throughout the day to keep the pour moving smoothly. It’s a high intensity day with a lot of coordination behind the scenes, and a major step forward for this addition to 4th Street.

Five sites in five different stages.

Royston Road: drywall inside, siding outside.
Heritage Lane on 4th Street: underground services and slab prep. Inside update: same as the outside(until we give it walls, that is).
Hercules Custom: painting inside, concrete forming outside.
Lupin Drive: flooring inside, concrete forming outside.
Huband Road: rough-ins inside, siding outside.

And there’s more where that came from. We’ve got a few more projects in the works that we’ll film in the next project update.

In an earthquake, the ground moves suddenly under the house while the weight of the house wants to stay where it is. That creates violent side loads that can make the frame rack out of square and try to lift at the ends of certain walls. Shear walls resist that sideways force, and hold-downs tie those walls back into the foundation so the structure stays connected when the shaking starts.

Tie-downs and shear walls are the kind of structural work you’ll never see once the house is finished, but you’ll be glad is there.

A quick look at our mixed-use build on 4th Street in Courtenay.

We’re in the foundation stage on this one right now, with under-slab plumbing, dampproofing, backfill, and concrete work all helping set the stage for what comes next.

Not the flashiest part of the build, but one of the most important.

Follow along as this goes from groundwork to something a little more photogenic.

There’s a time for wood forms, and there’s a time to bring in the heavy stuff.

On larger-scale builds we use steel forms. More strength, more consistency, and taller walls.

This is forming with a bit more muscle behind it.

This site used to be a gas station - not exactly ideal conditions for a traditional excavation.

So instead, we used helical piles.

These are large steel screws drilled deep into the ground until they hit the right load-bearing capacity. Once installed and capped, the structure is built on top, creating a strong, stable foundation with minimal excavation or ground disturbance.
