Did you know? 💡 Most accepted offers aren't a done deal right away. A conditional offer means the sale depends on certain conditions being met first, and both buyers and sellers have the right to include them.

Some of the most common ones include home inspections, financing approval, and appraisal contingencies. There's also something called an escape clause that sellers can use if a better offer comes in while waiting on a conditional buyer. 🏘️ These are the types of things worth knowing before you find yourself in the middle of a transaction.

📊 MAY MARKET STATS ARE OUT!

The Vancouver Island real estate market remained steady in May, with buyers taking a measured approach while well-priced homes continued to attract interest. Inventory increased slightly, giving buyers more choice, while strong townhouse and condo activity helped support overall market performance. 🏡📈

Here’s a little breakdown:

• 768 homes sold across Vancouver Island, down 1% compared to May 2025.
• Active listings increased 3% year-over-year to 4,585 properties.
• Townhouse sales jumped 33% and condo sales rose 10% compared to last year. 🎉

Pricing trends remain relatively stable overall, with some regional variation depending on property type and location.

Here’s a little breakdown:

• Last month's sales were 1.3% higher than a year before.
• There were 1.6% more homes listed than the previous year.
