Two for-sale signs went up on the same street this spring. One has a sold rider on it now. The other is still standing there, and the grass around the post is getting long.

Same market, same month. The difference is the story of selling in the Comox Valley right now.

The new May numbers are out: the benchmark single-family home here sits at $870,700, basically steady. Buyers are out there, and well-priced homes are still drawing multiple offers. But homes priced above the market aren't getting negotiated down. They're just getting skipped.

There's a moment I've watched play out in a lot of living rooms: someone stands in the doorway of a room they haven't really used in years, and they go quiet. They're not measuring square footage. They're standing in a memory.

That's the part of downsizing nobody warns you about. And usually, the thing that keeps people stuck isn't the emotion alone. It's not being able to see whether the move actually makes financial sense.

A few months ago I was sitting in the bleachers at my son's basketball game when my wife's aunt mentioned they were thinking about leaving the home she and her husband built themselves in Cumberland — the one they'd lived in for over 50 years.

I mentally prepared for a long process. Multiple tours. Lots of back and forth.

The first time we went out they saw six or seven homes. That evening I got a message. They loved the last one. They were ready to make it work.
To anyone watching from the outside it looked like things were moving fast. But what they didn't see was everything that had happened before I showed them a single home.
