A lot of people are still standing on the sidelines waiting for some giant flashing sign that says:
“NOW IS THE PERFECT TIME.”
That sign probably isn’t coming.
Canadian home sales have now increased for four consecutive months, while buyers in many markets are still benefiting from more selection and negotiating room than we saw during the craziness of previous years.
That creates an interesting window.
🏠 Buyers: More choice can mean more time to think, negotiate, inspect and make a smart decision.
💰 Sellers: Buyers are out there — but they’re paying attention to price, presentation and value. Simply putting a sign on the lawn isn’t a strategy.

Some of the best parts of being a REALTOR® are the text messages we get from clients. 😂

Real estate texts can go from completely normal to absolute chaos in about 30 seconds.

“We love the house.”

Two minutes later:

“Actually… we hate the kitchen.”

Then:

“Can we move the kitchen?”

Followed by:

“Also, is that crack normal?”

And of course the classics:

“Do you think they’ll take $100,000 less?”

“Can you ask if the hot tub comes with it?”

“My dad looked at the listing and has some concerns.”

“We drove by again.”

“We’re outside right now.”

And the one every REALTOR® recognizes:

“Quick question…”

There is almost never anything quick about the question. 😂

But that’s part of the job.

Buying or selling a home comes with excitement, nerves, second thoughts, random observations at 11:17 PM, and occasionally a family group chat that has completely taken over the transaction.

So yes, send the text.

Ask the weird question.

Tell us you drove by for the sixth time.

We’ve probably heard stranger.

An inspection report is not a wishlist. 😂
The inspector’s job is to identify defects, concerns, maintenance items, and things a buyer should understand before moving forward.
That does not automatically mean the seller is expected to fix every single item on the report.
Loose door handle?
Minor caulking?
Older but functioning furnace?
A scuffed wall?
One outlet cover missing?
Those may all show up in a report, but that doesn’t mean the buyer gets to hand the seller a 37-item renovation list and say:
“Perfect. We’d like all of this done before possession.”
Inspection negotiations should focus on the things that actually matter:
Safety issues. Major defects. Unexpected problems. Expensive repairs. Items that materially affect the property or the deal.
A good inspection helps you make an informed decision.
A good REALTOR® helps you figure out which findings are worth negotiating and which ones are simply part of owning a home.
Because an inspection report is a tool for due diligence…
not a Christmas list for the buyer. 🎅🏠

Ever had a REALTOR® explain an offer so fast you’re just sitting there like:

“Okay… I heard subjects, deposit, completion, possession, title, financing, rescission period… and then I blacked out.” 😂

Real estate has its own language, and sometimes we forget that not everyone discusses contracts, conditions, deposits, and deadlines all day.

A good REALTOR® shouldn’t make you feel like you need to nod intelligently and Google everything later.

They should slow down.

Explain what you’re signing.

Tell you why it matters.

Answer the question again if you didn’t understand it the first time.

And explain it in normal human language, not REALTOR® hieroglyphics.

Because buying or selling a home is a pretty big deal.

You should never feel rushed into saying:

“Yep… sounds good.”

…when what you actually mean is:

“I have absolutely no idea what you just said.” 😂

Good advice isn’t about talking the fastest.

It’s about making sure you understand exactly what’s happening — on your terms, at your pace.

That’s the job.
