We sold a luxury home for 97% of asking in just 6 days, which is always exciting, but this one felt a little more personal.
We actually sold this home a few years ago, and when the owner decided it was time for a change, she reached back out to us. That kind of trust means a lot to our team.
While our client really loved this home, she’s a rancher at heart and felt the pull back to the tranquility of rural acreage. Hard to compete with that kind of calling.

Looks like my political science degree is coming in handy after all these years...
After attacks from the USA and Israel, Iran has functionally closed the Strait of Hormuz, which about 20% of the world’s oil flows through.

This has already pushed oil prices higher and could create a ripple effect through the global economy.

When oil rises, transportation, manufacturing, and energy costs all go up. That feeds into higher inflation.

Inflation makes government issued bonds less attractive because they pay fixed returns. Investors sell bonds, prices fall, and yields rise.

Mortgage rates are closely tied to bond yields because mortgages are bundled into securities that investors compare to government bonds. When bond yields rise, mortgage rates usually rise with them.

So the simplified chain reaction looks a little like this:

Conflict - oil prices rise - inflation expectations rise - bond yields rise - mortgage rates rise

The good news is markets and supply chains usually adjust over time. New supply comes online, shipping routes adapt, and prices stabilize. In the meantime it’s just a reminder of how connected the world is and why global events can show up in something as local as a mortgage rate here at home.
