If a potential buyer canโt see themselves in your home in 3 seconds they will most likely scroll past your listing. Although we take a personalized approach to each client, these are some things that we do again and again before photographing a listing โฌ๏ธ
DECLUTTER LIKE YOU ARE MOVING OUT
Clear all countertops
Hide cords, remotes, trash cans, petbowls
Clear fridge doors
Remove bathroom products
Sometimes this also includes removing furniture so the space looks bigger
DEPERSONALIZE YOUR HOME
Remove kids art, family photos, memorabilia or collections. Anything that is personal to you
KITCHEN + BATHROOMS ARE THE MAIN EVENT
Nothing on the counters
No Dishes or dish racks
Curtains open to let the light in
No clutter
CLEAN LIKE A HOTEL
Donโt just clean the kitchen and bathrooms but make sure you also get the details.
Clean the baseboards, windows, grout, shower glass + dust everything. Also if anything is broken make sure to fix it.
BEDROOMS MINIMALIST + NEUTRAL
Clear all clutter from floor, nightstands
Neutral bedding with not too many pillows
No laundry baskets or viable storage bins
If it looks cramped we may remove some furniture
CURB APPEAL
Details matter, especially when they are the first impression. Now the lawn, Edge the driveway, pressure was the concrete, touch up paint if needed and always feels nice to add a plant or two by the entrance.
MAKE YOUR OUTDOOR SPACE INVITING
Set the mood for your space and show potential buyers how you can use it. Open your umbrellas, turn on the lights, put out the furniture + cushions, if there is an outdoor fire pit then turn it on. Hide hoses and remove dead plants.
LIGHTING IS EVERYTHING
Light makes a space feel bigger and usually is better for the photos. Open every blind + curtain. Remove heavy drapes or furniture pieces (we can advise). Turn on the fire for ambience.
PETS
If you have pets remove their beds, litter boxes, food bowls and vaccum everything.
We always take a customized approach to marketing your home and will communicate what we need to move, change or fix before we take any photos or videos, but these are some common areas that we focus on
