Home prices in the region slipped 5.6% to $1,081,900. Closer to home here in the Fraser Valley, sales dropped by 14%, and prices saw a 7% decrease to $869,900. After nearly two decades guiding clients through the Surrey and Delta markets, I’ve seen how shifts like these influence both buyers and sellers. Each market adjustment presents unique opportunities and challenges, and understanding these local trends is key to navigating your next move with confidence.

Canada Fee Cuts Could Unlock Supply
Development fees are a hot topic in Canadian real estate, especially in markets like Surrey and Delta where affordability and supply are constant concerns. According to a recent national housing agency report, cutting development fees could make about 14% more residential projects financially possible. Toronto and Vancouver stand to gain the most—removing these charges could boost viable projects by around 10%, and in Toronto, that could address half the city's stated housing supply needs.

When you compare fee structures, Calgary's range—from roughly $4,000 on a one-bedroom high-rise to $9,000 for a detached home—sits well below Vancouver’s $20,000–$33,000 for similar properties. While development fees are essential for funding vital infrastructure like roads and sewers, the report highlights that striking the right balance is key. Lowering fees, particularly for family-sized homes, could increase the number of new projects able to compete with resale homes—a challenge many Fraser Valley families know all too well.
