When renting a property in New Brunswick (NB), Canada, there are several key factors you should take into consideration to ensure a smooth and safe rental experience.
Here’s a checklist of important aspects: 👇🏼

🏡 Before You Sign a Lease
1. Understand the Rental Market✅
Research average rental prices in the area (e.g., Moncton, Fredericton, Saint John).

Compare different neighborhoods based on your needs (safety, schools, transit, etc.).

2. Know Your Rights as a Tenant✅
The Residential Tenancies Act of NB governs rental agreements. Familiarize yourself with your rights and responsibilities.

You can review tenant information at the NB Residential Tenancies Tribunal website.

3. Lease Agreement ✅
Ensure there is a written lease.

The lease must include rent amount, lease duration, included services (heat, electricity, parking), and the landlord’s contact information.

In NB, fixed-term and month-to-month leases are common.

4. Security Deposit✅
Landlords can request a security deposit, but it cannot exceed one month’s rent.

It must be returned within 7 days of lease termination (if no damage).

5. Condition of the Property✅
Inspect the property carefully before moving in.

Take pictures of any existing damage and document it.

Make sure smoke detectors and basic appliances are functioning.
