When renting a property in New Brunswick (NB), Canada, there are several key factors you should take into consideration to ensure a smooth and safe rental experience.

🏡 Before You Sign a Lease
1. Understand the Rental Market✅
Research average rental prices in the area (e.g., Moncton, Fredericton, Saint John).
Compare different neighborhoods based on your needs (safety, schools, transit, etc.).
2. Know Your Rights as a Tenant✅
The Residential Tenancies Act of NB governs rental agreements. Familiarize yourself with your rights and responsibilities.

3. Lease Agreement ✅
Ensure there is a written lease.
The lease must include rent amount, lease duration, included services (heat, electricity, parking), and the landlord’s contact information.
In NB, fixed-term and month-to-month leases are common.

Landlords can request a security deposit, but it cannot exceed one month’s rent.
It must be returned within 7 days of lease termination (if no damage).
