Summer is almost here, and this time of year is a great opportunity to take care of small maintenance items before they become bigger (and more expensive) repairs later.

A few things homeowners may want to add to their summer checklist:

✔️ Clean gutters and downspouts after spring debris
✔️ Check grading and drainage around the foundation
✔️ Inspect decks, stairs, and railings for wear or loose boards
✔️ Look for cracked caulking around windows and doors
✔️ Service your heat pump or AC before peak summer temperatures
✔️ Inspect exterior taps and hoses for leaks
✔️ Trim back trees and shrubs touching siding or rooflines
✔️ Check basement areas for any signs of moisture after spring rain
✔️ Power wash siding, decks, and outdoor spaces if needed
✔️ Walk around your property and make note of small repairs before they become bigger projects

One thing I always tell homeowners — regular maintenance is often less expensive and less stressful than unexpected repairs later.

And if selling is even a possibility in the next year or two, keeping up with maintenance can also help preserve value and reduce last-minute prep work when the time comes.

Downsizing isn’t just about letting go of things — it’s often about letting go of chapters, memories, and parts of life that mattered. 🌱🏡

One thing I’ve noticed when helping people through this stage is that the hardest part usually isn’t the move itself — it’s deciding what stays, what goes, and what each item means.

Every home tells a story. The chair where holidays happened. The kitchen where family gathered. The box of things that hasn’t been opened in years but still feels impossible to part with.

That’s why I always think downsizing should happen with patience and at the right pace — not all at once.

The people who seem to feel best about the process usually start small. One room. One category. One decision at a time. Keep what still fits your life today, gift what may bring joy to someone else, and remember that letting go of an item doesn’t mean letting go of the memory attached to it.

And the good news is — you don’t have to figure it all out alone. There are great local supports available, whether that’s family, movers, organizers, or simply someone to help talk through the options.

Downsizing doesn’t have to feel like loss. Sometimes it’s creating space for what comes next. ✨

What would be the hardest thing for you to part with if you had to move? 💬

☔️ Realtor life…

It may be raining today, but I can’t complain when this is my office for the afternoon.

Hosting an open house from this beautiful covered wraparound porch, listening to the birds and enjoying the quiet, peaceful surroundings. Rainy days here somehow make the water views and nature feel even more special 🌿

Downsizing isn’t always about moving into something smaller — sometimes it’s about creating a lifestyle that fits where you are now. 🏡✨

I’ve been seeing more people in Greater Moncton start thinking about what their next chapter looks like. For some, that means less maintenance. For others, it means fewer stairs, being closer to family, travelling more, or simply having more time and energy for the things they enjoy.

The people who seem to have the smoothest transitions usually don’t rush it. They start with conversations, make a plan, and take it one step at a time. Downsizing can bring up a lot of emotions too — because you’re not just sorting through belongings, you’re sorting through years of memories.

And the good news is, you don’t have to do it all alone. Whether it’s organizing, decluttering, moving support, or simply talking through options, there are ways to make the process feel a lot less overwhelming.

There’s no perfect timeline and no one-size-fits-all approach — it’s really about creating a home and lifestyle that works for you now.

If downsizing has been on your mind (or someone close to you), what would make the move feel worth it? 💬

Thinking about buying your first home? One of the best first steps you can take is getting pre-approved before you start shopping. 🏡🔑

A pre-approval isn’t just about finding out what the bank will lend you. It helps you understand what feels comfortable for *your* budget once you factor in things people sometimes forget about — closing costs, moving expenses, property taxes, insurance, and all the little extras that come with home ownership.

It also makes the search so much easier. Instead of falling in love with homes outside your comfort zone, you can focus on properties that actually fit your goals and move forward with confidence when the right one comes up.

Bonus: being financially prepared can also help you take advantage of first-time buyer programs and make your offer stronger when it’s time to act.

Before meeting with a lender, gather your income documents, have an idea of your monthly comfort level, and think about whether you’ll be using savings programs or incentives.

Buying your first home doesn’t mean having everything figured out — it just means starting with the right foundation. ✨
