Spring gets all the hype but September gets the buyers who are actually ready to move.

Here’s what’s really happening in Greater Moncton right now:

Families just got their kids back in school. The “we need to be settled before September” panic buyers are gone.

What’s left are serious buyers who missed out in the spring rush and don’t want to wait until next year.

Less competition on the sell side too. A lot of sellers list in April/May.

Fall curb appeal works in Moncton’s favor. Warm-toned trees, cooler air for showings, no one sweating through an open house in July humidity.

And if you’re timing a move, closing in Sept/Oct means you’re not scrambling through the holidays trying to sell and relocate at once.

Not a crash. Not a boom. —> Balance.

Prices are down slightly from last year. Listings are up. And sellers aren’t flooding the market, they’re being smart about timing.

Here’s what that actually means:
If you’re buying: you finally have room to breathe. Negotiate. Ask for an inspection. Take the week to think it over instead of getting steamrolled in a bidding war.

If you’re selling: you’re not too late. But the “list it high and wait” game is over. Price it right the first time or you’ll sit. (This one’s important)
