Kitec is a PEX style plumbing material that was used in homes from 1995-2007. Popular for its ability to bend and be manipulated easily because of its metal core.
Unfortunately, over time this material became prone to corrosion, rupturing and failure resulting in a recall.
Most insurance companies will not provide coverage for homeowners with this material found to be installed.

Over heating conductor inside the panel.
Loose connection at the breaker. This wire was arcing. I'm surprised and relieved nothing catastrophic happened.

Always glad to hear great feedback from valued clients.

"My wife and I recently had the pleasure of having Justin do our inspection of a recently purchased some. Justin was extremely thorough, friendly and professional. He took the time to answer my questions and educate me on some of his findings during the inspection. The report was sent to us promptly, it was clear, organized and detailed. I would not hesitate to reach out to Justin again, and would recommend anyone else looking for a home inspector to reach out to him."

Today I noted evidence of corrosion on the gas meter outside during a home inspection. I was able to verify an active leak on one of the unions.

The appropriate authorities were notified and arrived promptly to replace the gas meter and fittings at no expense to the homeowner.

Just another example of how home inspections keep families safe

Receptacles concealed inside cabinets are a big no.

Luckily, there are devices available that kill the power to these outlets when the doors are closed, and the-energize when doors are opened, reducing the risk of a fire hazard.

This situation is common when renovations are undertaken that change the configuration of the cabinetry. But this tells me it's possible that a licensed electrical contractor was not consulted during renovations and ESA inspection was subsequently omitted.

One of the many reasons why a comprehensive home inspection is so important. Now, the new homeowners are aware of the potential dangers and know what to do about it!
