JULY MARKET UPDATE 🏡

July saw buyers a little more active across the Cowichan Valley, with single family home sales climbing from 60 in June to 69 in July.

At the same time, inventory barely moved and average prices held around the $844,000 mark. Homes did take a little longer to sell, averaging 47 days on market, so buyers may have more time to consider their options while sellers need to be mindful of pricing.

The takeaway? The market is moving, but it isn't racing. There are opportunities on both sides when you understand what’s happening in your particular price range and neighbourhood.

Thinking about a move or just curious where your home fits in today's market? Let's chat.

June brought a shift toward a more balanced market across the Cowichan Valley.

Inventory continued to grow, giving buyers more choice, while home prices remained steady. Although fewer homes sold compared to May, well-priced properties continued to attract interest, reflecting a healthy and stable market.

Every market has its own story, and every neighbourhood can look a little different. If you're thinking about buying, selling, or simply wondering what these trends mean for your home, I'd be happy to help.

I may be posting a little late, but this felt like the perfect way to wrap up Canada Day. 🇨🇦 A proud pair of Canada geese and a flotilla of fuzzy little goslings… it doesn’t get much more Canadian than that. Hope you all had a fantastic day! ❤️🍁

The Cowichan Valley market continued to show strength in May, with more homes changing hands and inventory remaining relatively steady.

While fewer new listings came to market compared to April, buyer activity remained strong, helping keep overall market conditions balanced. Average sale prices remained relatively stable, reflecting a market that continues to offer opportunities for both buyers and sellers.

Real estate is local, and every neighbourhood tells a slightly different story. If you're curious about what these trends mean for your property or plans, I'd be happy to chat.

April brought a noticeable increase in activity across the Cowichan Valley.

More listings are coming to market, and we’re seeing buyers step back in with more confidence as we move further into spring.

Overall, we’re in an active market with fairly balanced conditions. Well-priced homes are continuing to sell close to list price, and the pace remains steady.

If you’re thinking about buying or selling, understanding how these shifts apply to your specific situation is key.

Moving should feel confident, not complicated.
